Pond provided complete turnkey design and construction management services for renovating a 60,000-square-foot warehouse into a thermoplastic elastomeric (TPE) manufacturing facility. The new manufacturing facility comprises two process lines, three mineral oil tanks, piping, process controls, dust collection, process chiller, steam, waste treatment, platforms, warehousing, racking, and compressed air. The project scope includes designing, bidding, and constructing a 30,000-square-foot build-out of a shell space into a manufacturing and US headquarters for a Turkish TPE producer.

Pond’s design professionals completed the re-work of existing MEP and process engineering of compressed air, process cooling, process steam, and process hot water. In addition to converting the warehouse into two manufacturing areas, the design included office space and an addition to house industrial and mechanical equipment. Pond’s construction management professionals successfully managed the construction work while the facility operated, including specifying, bidding, and installing phase/voltage converters to Turkish standard power, coordinating and procuring raw material and finished goods storage vessels and racking, and rigging and construction activities.
